We build out the majority of our estimates on a labour + material lump sum pricing model. For labour we simply estimate the required hours to complete the project. This way you know your costs. For material we build out pricing based on our baseline allowances model. This gives the customer a benchmark when they go shopping for material and finishes. We also give recommendations for suppliers and designers if required.

Once the customer has reviewed the project budget and agreed upon labour costs and material allowances we require an engagement signature for our services and terms and a deposit to commence material ordering and to book the work into our project pipeline. Deposits range from 10%-25% depending. For larger projects we agree on a project draw schedule.

Once we have received the customer's signature and deposit we add the project to our work pipeline and establish timeline goals with the customer. Now the customer can continue to shop for their finishes and work with their designer (if required) with confidence; knowing they have a contractor selected who is now fully invested into the success of your renovation. At this time we will start; if applicable, with permit acquisition and compliance to material ordering and preparing as needed to ensure a smooth project launch.

At this stage we walk you through what is needed on site to ensure a smooth project kickoff. This may mean access to certain parts of the home and/or property, areas cleared of furniture, power requirements, garbage and dust control measures etc. Throughout the entirety of the project we will thoughtfully communicate with you the on-going schedule and possible change order requests as they come up, so you clearly understand what is going on at all times.
